What we do, what we don't do, and what our reports mean.
Scope of services
We evaluate accessible indoor and outdoor areas and may use moisture meters or collect samples when the inspector determines a method is appropriate. Swab, surface, and air sampling are not automatic or promised for any visit. The inspector controls the method, number, and location of any samples.
Independence and conflicts of interest
We are paid for inspection and testing services only. We do not perform mold remediation, demolition, cleanup, or repairs, and we do not accept referral fees or commissions from contractors. Findings and recommendations are based on accessible conditions observed during the inspection. Clients remain free to select any contractor for work that may follow.
Limits of an inspection
An inspection is limited to conditions visible and accessible on the day of service. We do not open walls, move heavy furniture, or enter unsafe spaces. Moisture readings and any sample results apply only to the areas, materials, and conditions evaluated at that time. No inspection or sampling method can guarantee that mold is absent elsewhere or predict future conditions.
Laboratory results
Only samples the inspector determines appropriate and actually collects are submitted for analysis. Results are reported as received from the independent laboratory and are not a warranty of conditions outside the sampled location or time. Turnaround times are estimates and may vary.
Scheduling and cancellation
Appointments cancelled with less than 24 hours' notice, or visits where access cannot be provided on arrival, may be subject to a trip fee. We will always tell you before charging one.
Payment
Payment is due on completion of the on-site inspection unless otherwise agreed in writing. Quoted prices are valid for 30 days.
Use of reports
Reports are prepared for the client named on the report. You are free to share your report with your landlord, insurer, attorney, or contractor. Reports may not be altered, excerpted misleadingly, or republished commercially without our written consent.
Liability
Our liability for any claim arising from our services is limited to the fees paid for those services, except where such limitation is prohibited by law.
