Why San Francisco properties get mold

San Francisco's marine layer keeps outdoor humidity high for much of the year while the city's pre-1940 housing stock was built with little to no vapor barrier. The result is chronic condensation in north-facing bedrooms, closet walls, and garden-level in-law units.

What we find most often here

  • Condensation mold on north-facing exterior walls
  • Garden-level and in-law unit moisture intrusion
  • Failed shower pans in Victorian and Edwardian remodels

How it works

Your San Francisco inspection, step by step

  1. 01

    Tell us what you're seeing

Two minutes on the form or the phone. Visible growth, a musty smell, a past leak, unexplained symptoms, or a pending home sale — all valid reasons to book an inspection.

  2. 02

    On-site inspection

A certified inspector evaluates accessible indoor and outdoor areas and documents the conditions present during the visit.

  3. 03

    Inspector determines the next step

The inspector decides whether moisture readings or any sampling method is appropriate based on the observed conditions.

  4. 04

    Your report and next steps

You receive documentation of the inspection and practical next steps. Laboratory findings are included only when a sample was collected and analyzed.

Questions

Common questions from San Francisco clients

How much does a mold inspection cost?+

The same-day on-site mold assessment is $595 — $545 when ordered online, with the $50 discount applied automatically. The inspector determines the appropriate methods after evaluating the property. Any service outside the confirmed scope requires your approval.

How fast can you come out?+

In the Bay Area we routinely schedule within 24–48 hours, and we hold same-day slots for active leaks, flooding, and real estate contingency deadlines.

Do you also remove the mold?+

No—deliberately. We only inspect and test. We do not perform remediation, demolition, cleanup, or repairs, and we do not accept contractor referral fees. Because your findings cannot create repair revenue for us, our recommendation is based on the conditions we observe. If work is needed, you choose your own contractor.

How long do lab results take?+

Sampling is not automatic. When the inspector determines that a sample is appropriate and it is submitted, laboratory timing is estimated rather than guaranteed and may vary.

Is a home mold test kit good enough?+

A retail kit does not include a professional evaluation of the property or help determine which method and location are appropriate. An inspector can first assess the conditions and decide whether any sampling would add useful information.
