- Inspector-led assessment
- No conflict of interest
Honest answers—not another job to sell.
When the same company evaluates a concern and profits from fixing it, there can be an incentive to recommend more work. Our business stops at inspection and testing, so our findings never create remediation revenue for us.
We test. We don't remediate.
We do not perform cleanup, demolition, or repairs. Your findings never create a second job for us.
No contractor commissions
We do not accept referral fees or commissions from remediation contractors. You remain free to choose anyone for work that may follow.
The answer is the answer
We report the accessible conditions we observe—whether they support major action, a limited response, or no further work.
A clear, independent assessment
Your inspector evaluates the property, documents the conditions present, and decides the appropriate next steps. The detailed scope is explained on our Services page.

- 01
Tell us what you're seeing
Two minutes on the form or the phone. Visible growth, a musty smell, a past leak, unexplained symptoms, or a pending home sale — all valid reasons to book an inspection.
- 02
On-site inspection
A certified inspector evaluates accessible indoor and outdoor areas and documents the conditions present during the visit.
- 03
Inspector determines the next step
The inspector decides whether moisture readings or any sampling method is appropriate based on the observed conditions.
- 04
Your report and next steps
You receive documentation of the inspection and practical next steps. Laboratory findings are included only when a sample was collected and analyzed.
What people say after the report lands
Our agent pushed a remediation company that wanted to tear out an entire wall. Rapid Mold Testing inspected it, traced the moisture source, and showed us the problem was isolated — saving us eleven thousand dollars two days before closing.
Three inspectors told us the smell was 'probably nothing.' Rapid Mold Testing took the concern seriously, evaluated the property, and clearly explained what they observed and what to do next.
We use them for independent assessments when a unit needs another set of eyes. They're responsive, clear, and the documentation is easy to share with ownership.
Not sure whether you need an inspection?
Tell us what you're seeing. An inspector will review the concern and determine the appropriate next step.

Before you book
How much does a mold inspection cost?+
The same-day on-site mold assessment is $595 — $545 when ordered online, with the $50 discount applied automatically. The inspector determines the appropriate methods after evaluating the property. Any service outside the confirmed scope requires your approval.
How fast can you come out?+
In the Bay Area we routinely schedule within 24–48 hours, and we hold same-day slots for active leaks, flooding, and real estate contingency deadlines.
Do you also remove the mold?+
No—deliberately. We only inspect and test. We do not perform remediation, demolition, cleanup, or repairs, and we do not accept contractor referral fees. Because your findings cannot create repair revenue for us, our recommendation is based on the conditions we observe. If work is needed, you choose your own contractor.
Do I need to leave the house during testing?+
No. A typical inspection takes 60 to 120 minutes and you are welcome to walk it with the inspector. We ask that windows and exterior doors stay closed for a few hours beforehand so we see normal indoor conditions.
